From address to answer in minutes

Built for landlords who set their own rents. Here is how Rent Reset will work at launch:

Enter the address

Property address, unit type, and current rent. That is the whole intake.

We pull the comps

Comparable units leased nearby, historical asking rents for the micro-neighborhood, and rent movement by unit type, drawn from our listing-history database.

Get your range

A suggested rent range with the comparable leases behind it, plus a market-position read: underpriced, at market, or overpriced.

Track the market

Tracking subscribers get rent-change alerts when the local market moves, so the next renewal is never a surprise.

Reset every year

An annual reset reminder lands before your lease renewals with a fresh market read, so pricing stays current year after year.

Why landlords switch from the gut feel

The incumbent is asking the neighbor what they charge. Rent Reset beats it with evidence.

Comparable leases

Real leases, not guesses

Every suggested range cites the comparable leases behind it: unit type, distance, lease date, and rent. You see the evidence, not a black box number.

Rent history

History nobody else keeps

Our listing-history database tracks how rents moved by neighborhood and unit type over time. A new entrant can scrape today; they cannot backfill years of history.

Market position

Know where you stand

Each report reads your current rent against the market: underpriced, at market, or overpriced. One month of vacancy at New York rents costs more than years of Rent Reset.

Reset alerts

Never miss a market move

Tracking subscribers get alerts when the local market shifts, so renewal pricing reflects this year's market, not last year's memory.

Annual reset

The reminder that pays

A reset reminder lands before your renewals with a fresh market read. The landlords who reprice every year earn more than the ones who set and forget.

Portfolio view

All your units, one roll

Portfolio subscribers track up to 25 units with a rent roll summary: which units are underpriced and by how much, ranked by upside.

Simple pricing, priced against one vacancy

One vacant month costs more than years of Rent Reset. Annual plans are two months free.

Questions

Is this legal advice about rent regulation?

No. Rent Reset provides market data: comparable leases, historical rents, and suggested ranges. It does not provide legal advice. Questions about rent stabilization, rent control, or any regulated tenancy require an attorney.

Where does the data come from?

A proprietary database of scraped rental listings and their history, built and maintained by Rent Reset. Every report cites the comparable leases behind its range, so you can verify the evidence yourself.

What areas do you cover?

New York City at launch, where listing density is highest. Coverage expands market by market as the listing-history database grows. The waitlist page will show current coverage by neighborhood.

How is this different from a Zestimate-style number?

Those are consumer estimates with no cited evidence and no workflow around them. Rent Reset is built for the landlord's pricing decision: cited comps, a market-position read, alerts when the market moves, and a yearly reset reminder.

What if my unit is rent stabilized?

The report shows market rents for comparable units, which is useful context for any landlord. Allowable rent under stabilization is a legal question for your attorney; Rent Reset does not determine it.
